We provide a full management service, which we can tailor to our clients needs, while ensuring compliance and standards are adhered to at every turn. Starting with an appraisal of your asset, we will discuss with you how to maximise rental income.

Full Property Management includes:

  • Marketing across a variety of portals and platforms, using high quality images & a video tour
  • Viewings initially by video and then in person with Covid19 safety procedures in place
  • Screening of applicants including credit checks, employment and landlord references
  • A Private Residential Tenancy Agreement is drawn up for the tenants to sign
  • The tenancy deposit is collected and lodged in an approved tenancy deposit scheme
  • A photographic inventory is undertaken
  • An accompanied check in is carried out to be sure the tenant is settled
  • Rental payments are collected & reconciled each month, & clear Landlord statements issued
  • Your asset is looked after at every turn, managing any property matters &safety certification
  • We regularly inspect properties to ensure the asset is in good condition
  • Communication is key so you will always know what is happening
  • 24 hour call out, we are on standby to be sure your asset is looked after at all times

If you are thinking of letting your home, the rental will be impacted by the current market, area and the type of property, but there are lots of ways you can present your home in the best possible light. First impressions matter, and it can mean giving your home a bit of a makeover before you get your listing photographs taken.

Depending on the current look of your property, and what budget you have, property staging can be as simple as a tidy up and well placed accessories, or at the other end of the scale, replacing or updating a kitchen or bathroom. The objective is to make your home as desirable as possible and help potential tenants envisage themselves living there.

Looking after your home

Vacant property inspections

Most insurance companies require vacant properties to be visited regularly to ensure the property remains secure and that any property management issues such are dealt with promptly.

We can undertake weekly or monthly inspections in accordance with your needs. Our inspections include a detailed internal and external check of the property. This includes a checklist for the Landlord, itemising the property condition, utility meter readings, check of windows, doors and any other issues which have occurred. We also supply supporting photographs and video tours as required.

We offer our vacant property inspection service across Edinburgh and East Lothian. We can also simply securely hold keys on your behalf and act as your point of contact for access to make life that bit easier.
